MANDATE SCOPE OF WORK 

As the General Manager at Asset World Corporation (AWC), you will play a crucial role in spearheading AWC's retail and wholesale property into unique world class destinations. This position requires a dynamic and innovative leader with a proven track record in both managing retail and/or wholesale property. The General Manager will develop strategic business plans for optimized productivity and ensure the effectiveness of managing commercial and operating functions of the property as well as monitoring general operations so that the property achieves its financial targets e.g. targeted revenue, occupancy rate, cost controlling and profit maximization.  

  • Develop strategic business plan and take full responsible to own property in order to manage overall properties, budgetary, and other specific events of business to satisfy customers 
  • Coordinate and drive implementation related to product development, marketing, sales, tenant service, and operation which drive sustainable business growth, profit and increase property value.   
  • Manage the operation result (Revenue, EBITDA, Occupancy, Renewal Rate, ARR, WALE and NI) of Retail Property, compare to the objectives and goals, and follow up to ensure appropriate measures are taken to correct unsatisfactory results  
  • Ensure organization efficiency with sufficient resources and cost optimization.   
  • Innovate unique positioning of particular property based on insight and data analytics to drive revenue, improve tenant’s and customer’s satisfaction by unique tenants.   
  • Coordinate unique and differentiated events within property to draw the visitors  
  • Leverage AWC Infinite Membership to add value to the customer and promote AWC Infinite Membership to create loyalty customer   
  • Coordinate and drive implementation of the short-term and long-term strategic plans including sales and partnership, marketing, property development etc.  
  • Act as a company representative to build strong relationships and represent the company with major tenants, partners, and the public.  
  • Ensure professional and transparency in managing the property by preparing necessary reports for management and head office. 
  • Manage and maintain property condition by adhering to preventive maintenance and cleaning schedule. 
  • Overcome the risks within property by identifying root cause and implement permanent fix to avoid repeating high risk issues.  
  • Reuse & recycle resources within the property e.g., Solar Rooftop, EV Charger.

THE SUCCESSFUL CANDIDATE (VALUE AND COMPETENCY) 

What you will need to succeed: 

  • Property Portfolio Management: Proficiency in managing a diverse portfolio of retail and wholesale properties, including malls, shopping centers, warehouses, and distribution centers. This includes optimizing occupancy rates, lease agreements, tenant relationships, and property maintenance to maximize revenue and asset value. 
  • Tenant and Vendor Management: Strong interpersonal and negotiation skills to effectively manage relationships with tenants, vendors, and suppliers. This involves negotiating lease agreements, resolving disputes, and ensuring high levels of tenant satisfaction and retention. 
  • Retail Merchandising and Marketing: Knowledge of retail merchandising principles and marketing strategies to enhance the attractiveness of retail properties and drive foot traffic and sales. This includes coordinating promotional events, managing advertising campaigns, and optimizing retail layouts and signage. 
  • Financial Analysis and Budgeting: Strong financial acumen to analyze property performance, forecast revenues and expenses, and develop budgets and financial plans. This includes monitoring key performance indicators (KPIs), conducting financial analyses, and making data-driven decisions to achieve financial objectives. 
  • Risk Management and Compliance: Knowledge of legal and regulatory requirements governing property management and retail/wholesale operations. This includes ensuring compliance with related property business laws,, environmental regulations, and health and safety standards, as well as implementing risk mitigation strategies to protect assets and mitigate liabilities. 
  • Strategic and Systematic Thinking - Anticipate and monitor changes in the business environment and use this to lead the development of the strategic plan for the organization, make strategic judgment bringing clarity, decisiveness and solutions to the most complex scenarios 
  • Analytical Thinking - Conduct extensive analysis of complex data sets and market dynamics, synthesizing insights to drive innovative solutions and informing strategic decision-making at the highest level, Guide teams in identifying complex issues with strategic foresight, anticipating challenges and opportunities, developing adaptable frameworks for continuous improvement, enabling proactive response to market changes 
  • Problem Solving and Decision Making - Analyze complex problems by dissecting multifaceted issues, identify underlying factors, and understand their interrelationships, develop alternative plans, outline pros and cons of each plan for various scenarios that match with organizational circumstances
